NEC 2023 & Florida Building Code

All commercial new construction electrical work is designed and installed to NEC 2023 as adopted by the Florida Building Code. We stay current on code cycles and local amendments, counties throughout Florida each have specific adoption timelines and local amendments we track.

3-Phase Service Design

Most commercial new construction requires 208V or 480V 3-phase service. We perform load calculations per NEC Article 220 and size the service entrance, main distribution panel, and feeders for both current load and planned future expansion, a critical specification decision that's expensive to revisit after occupancy.

AFCI & GFCI Requirements

Florida's adoption of NEC 2023 expands AFCI and GFCI requirements significantly in commercial occupancies. We design circuit layouts that satisfy these requirements efficiently, avoiding costly add-on protection devices through proper panel and circuit design from the start.

Energy Code Compliance (FECC)

The Florida Energy Conservation Code (FECC) requires lighting power density compliance, occupancy sensor controls, and daylight harvesting in many commercial occupancies. We design lighting systems that meet FECC requirements and coordinate with the mechanical engineer on HVAC control integration.

Underground & Duct Bank Standards

Underground service entrance, feeder conduit, and duct bank installations must meet specific depth, conduit type, and encasement requirements under the Florida Building Code and local utility standards. We coordinate with the civil engineer and utility on routing and specifications before trenching begins.

Fire Alarm & Life Safety Rough-In

NFPA 72 and Florida Fire Prevention Code requirements for new commercial construction include specific wiring methods, conduit fill, and separation requirements for fire alarm circuits. We rough-in fire alarm conduit and wiring in coordination with the fire alarm system designer and AHJ requirements.
